The 19-story boutique building with 195 luxury apartments development project was off to a shaky start, over budget and behind schedule. DSS was hired to get the project back on schedule and in budget.

Developer received bids for several million dollars in excess of their construction budget and the construction schedule was already lagging behind commercial release dates.

Create a realistic construction budget consistent with the project’s scope and negotiate a contractual arrangement with the general contractor to provide maximum cost certainty.

DSS created a detailed budget and project specification that met both quality standards and budgetary requirements and reduced the cost for every element of the work. A Guaranteed Maximum Price Contract was negotiated that locked in the Developer’s costs and also provided shared savings incentives to motive the General Contractor.

The project came in 10% under budget and 4 months ahead of schedule.
