Clevelander Hotel is synonymous with the image of South Beach and is the destination for partygoers on Ocean Drive. Its historic and iconic image is the ‘go to’ venue for many other photo-shoots including ESPN.
Historic, old and underutilized, the need for three new elevators during the evaluation phase of design was identified. Furthermore, a refrigerated beverage storage facility complete with a soda distribution system was to be provided under the addition, some 10’ below the water table. A dumbwaiter was designed to service the beverage storage facility due to the high volume of deliveries. DSS was engaged to evaluate the new design, provide value analysis, bid the project to a general contractor and provide construction administration through project delivery.
Successfully install new elevator foundations, shafts and hoist ways in an existing building as well as a new beverage storage center 10’ below the existing water table while delivering it all on time and within budget.
DSS determined it was best to gut the existing hotel to a concrete shell thereby facilitating the work of the trades. It was negotiated with the City of Miami Beach to allow the removal of the west and southwest corner of the existing structure through to the roof. This permitted the installation of the new elevator shafts and addition of the beverage storage facility. All existing window openings were reinforced and new laminated glass windows installed to mitigate noise and protect the building from high winds and flying debris. The roof was converted into a lounge area compete with terrazzo flooring while a bar and club occupy the first and second floor, with hotels rooms above. A modern high-capacity kitchen was designed and constructed from scratch providing the ability for the hotel to properly service its clients.
Design review, value analysis and careful scheduling resulted in a superior product and satisfied clients.
